WHEELER/KOLB MANAGEMENT COMPANY evolved from the name change of Hudgens Management Company in November 1991. Tom Wheeler and Tom Kolb have been principal owners since 1985. Wheeler/Kolb has offices in Duluth and Waycross and has a staff of over 30 employees.

Wheeler/Kolb Management Company has extensive experience in Management, Leasing, Construction, Land Sales and Development, and Financing. Wheeler/Kolb's owners have been successful in all phases of the shopping center and commercial real estate business since 1972. Our property assignments include every type of retail center including: Regional Malls, Power Centers, Neighborhood Centers, Theme Centers and Off-price Centers.

Wheeler/Kolb Management Company's Leasing Staff is one of its strengths. We have lease contracts with nearly 700 Tenants many of which are National and Regional Retailers. We maintain contact with all retailers interested in the Southeast.

We advertise in national shopping center publications. We attend all important International Council of Shopping Center (ICSC) conferences, and have hosted, for over 20 years, a hospitality suite at the annual ICSC convention in Las Vegas. Our historical emphasis has always been on leasing, and we feel that it is the most important component of shopping center management and financial success.

Wheeler/Kolb Management Company has a Commercial Land Division that is involved in the sale of commercial land mostly to "end users" such as restaurants, hotels, banks, and shopping center sites. Most of this business involves the sale and Ground Leases of peripheral sites around regional malls and shopping centers, and sites along interstates and major thoroughfares. We have sold over $100 million of property in the last five years. We have property listings in Atlanta, as well as throughout Georgia.

Wheeler/Kolb Management Company's Property Management Division is considered one of the best in the Southeast area with over 25 years of combined experience on staff. We offer our clients state-of-the-art custom reporting, and budget preparation and analysis.
